One City, Two Building Eras
Foundation Repair in Irving looks different depending on which side of the city you live on. Irving was a small town of a few hundred people in the 1920s, grew to roughly 45,000 by the early 1960s, and kept growing in the decades that followed. The older neighborhoods sit in eastern Irving, while Las Colinas and Valley Ranch came later as master-planned developments. The age of a house says a lot about how its foundation was built.
East Irving: the older slabs
Homes from Irving's first growth wave are now more than sixty years old. Over all those summers, these foundations have been through repeated cycles of wet springs and dry Augusts. Signs to watch include doors that rub at the top corner, stair-step cracks in brick, gaps where baseboards meet the floor, and windows that stick in one part of the house but not another.
Las Colinas and Valley Ranch: newer, not immune
Las Colinas covers more than 12,000 acres of planned development, and Valley Ranch followed as another master-planned area. Newer homes are often built on post-tensioned slabs, but that does not make them immune to movement. Landscaping changes, irrigation habits, pools and patios added after the fact can alter how water reaches the soil under a house. Movement in a newer home can be a drainage story first. A sprinkler head spraying the slab, a flower bed edged right against the brick, or a downspout that empties at the corner can soak one side of the house while the opposite side stays dry. Fixing those details is inexpensive compared with structural work, and sometimes it is all a newer home needs.
How our evaluation works
Every visit is free and starts with measurements. We use a level to record floor elevations across the house, note the high and low areas, and check the exterior for grading, gutter discharge and plant beds against the slab. Then we explain what the numbers mean in plain English and give you a written quote. The readings are yours to keep, which helps if you want a second opinion. When the readings point to something more serious, or when you need a formal opinion for a sale or insurance claim, we recommend bringing in a structural engineer.
Owners and investors
Only about 38 percent of Irving housing units are owner-occupied (Census, 2020 to 2024). If you own a single-family rental or a duplex here, foundation questions may arrive secondhand. We can schedule around tenants and send the elevation readings and quote straight to you, so you can decide without driving over.

Irving Housing Facts
- Rapid growth after 1930. Irving had only 357 residents in 1925 and roughly 45,000 by the early 1960s. It reached 216,290 in 2010 and 256,684 in the 2020 Census, so housing ages vary widely across the city.
- Older neighborhoods to the east. Eastern Irving contains the city's older neighborhoods, while Las Colinas, a planned community of more than 12,000 acres, and Valley Ranch were developed later.
- A renter-heavy market. Just 38.1% of Irving's occupied housing is owner-occupied. Owner homes carry a median value of $315,600, per Census QuickFacts for 2020-2024.
- Heat on record. Irving's highest recorded temperature was 112°F in 1980, and May is typically the wettest month. Swings between wet springs and hot summers drive much of the soil movement under DFW slabs.

Irving Questions
My house in east Irving is from the 1950s or 1960s. Is foundation repair a bigger job?
Not always. Age matters, but the readings matter more. Some older slabs have barely moved. Others need piers along one side. We measure first, then quote only what the measurements support.
Can a newer Las Colinas or Valley Ranch home need foundation work?
It can. Newer slabs still sit on the same clay, and changes such as a new pool, heavy irrigation on one side or downspouts dumping next to the slab can shift the soil beneath them. Drainage fixes are sometimes all a newer home needs.
Does foundation repair in Irving need a city permit?
Many DFW cities require one for structural foundation work, and rules differ from city to city. We check Irving's current requirements for your address before work is booked and build any permit time into the plan, so the schedule we discuss accounts for it.
I own an Irving rental and live out of town. How do I see the results?
We send the elevation readings, photos and a written quote by email, and we can walk through them with you by phone. Access is arranged with your tenant or property manager.
