A Dry Crawl Space Keeps the Floor Above It Sound
Crawl space repair is about the conditions under a pier-and-beam house: water on the ground, damp air, wet insulation and the wood framing that sits in it. Those conditions are what eventually soften the soil under the piers, rot the sill plates and beams, and let floors sag. Fixing the crawl space protects any leveling work done above it.
Signs of trouble below the floor
- Standing water or mud after rain
- A musty smell in the house, or condensation on ducts and pipes
- Insulation hanging down or soaked
- Soft, dark or crumbling wood on sills, beams or joists
- Floors that have started to sag or bounce
Getting water out and keeping it out
Crawl space water often starts outside the house. Downspouts emptying beside the skirting, grades sloping toward the house, and low spots that let runoff flow underneath all feed the crawl space. Fixing those is the first step, and our Foundation Drainage service covers it. Where water still collects, a drain or sump can move it out; a sump pump that needs a new electrical circuit needs an electrician for that part.
Vapor barriers and encapsulation
A ground vapor barrier is a heavy plastic sheet laid over the soil to slow moisture rising into the space. Encapsulation goes further, lining the floor and walls, sealing vents and often adding a dehumidifier so the crawl space is treated as part of the house. Encapsulation costs considerably more; Angi's 2026 data lists it at $12,000 to $20,000. We explain which approach fits your house and budget.
Ventilation
Many older crawl spaces rely on vents in the skirting or perimeter wall. Blocked or missing vents trap damp air. Clearing and adding vents is a lower-cost option for some houses, while others do better sealed. The choice depends on the house, and the evaluation covers it.
Wood repair
Once the space is dry, damaged framing can be repaired: rotted sill sections replaced, joists sistered, and beams reinforced or replaced while the floor is supported. Termite or other insect damage should be treated by a pest control company before the wood is replaced. New wood is set on supports sized for the span, and shims are fitted snugly so the floor carries its load evenly from the first day.
Access and working conditions
Some crawl spaces are tall enough to move around in; others leave only a foot or so of room under the beams. Access holes may need to be cut in the skirting or perimeter wall, and debris, old insulation and abandoned materials may need to come out before the real work starts. We note the access on the evaluation, since it affects the schedule and the price as much as the repair itself does.
Plumbing and ducts
Crawl spaces often hold supply lines, drains and ductwork. We note leaks or loose ducts we notice, but plumbing repairs are work for a licensed plumber, and duct work belongs to an HVAC contractor; the owner hires them. If extensive mold is found, mold assessment and remediation in Texas may require a TDLR-licensed mold professional, and that work is left to them.
What This Covers
Crawl space work starts with water and ends with sound framing.
Water control
Drainage, grading and sumps that stop water collecting under the house.
Vapor barrier
A ground cover that slows moisture rising from the soil.
Encapsulation
Sealing the space and controlling humidity, usually with a dehumidifier.
Wood repair
Replacing rotted sills and reinforcing joists and beams.

Published national ranges from Angi (2026) for pier and beam add-on work. Crawl space size, height, access and the amount of wood damage change the total. Your written estimate sets the price.
How It Works
1. Inspect
We go under the house, photograph conditions and check moisture and framing.
2. Plan
You get a written scope covering water, air and wood in the order they should be fixed.
3. Repair
Water sources are handled first, then barriers, ventilation or encapsulation, then wood.
4. Review
We show you photos of the finished space and record floor readings.

Crawl Space Repair Questions
Is crawl space encapsulation worth it?
It depends on how wet the space is and how you use the house. Encapsulation controls humidity more fully but costs much more than a vapor barrier and vents; Angi's 2026 data lists $12,000 to $20,000. Fix outside water problems first, then decide.
What causes water in a crawl space?
Usually roof and yard water: downspouts, grading toward the house and low spots. Plumbing leaks and damp air are other sources. We trace the water before suggesting a fix.
Can you fix sagging floors from the crawl space?
Yes. Sagging floors are usually repaired by reshimming, adding piers or reinforcing joists and beams, all from below. See our Pier and Beam Foundation Repair service.
Do you fix plumbing leaks under the house?
No. Plumbing repairs in Texas are done by licensed plumbers. We point out leaks we see during the inspection.
Should my crawl space be vented or sealed?
Both approaches are used. A vented crawl space relies on outside air moving through, which works well when the ground is covered and the space stays dry. A sealed, encapsulated space keeps outside air out and controls humidity with a dehumidifier. The right choice depends on how wet the space is, the house and your budget.
