How a Slab Is Brought Back Into Support

Slab foundation repair deals with houses that sit on a concrete slab poured directly on the ground. When the soil under one part of the slab shrinks, washes out or swells, that part of the house moves and the rest does not. The result shows up as stair-step cracks in brick, cracked drywall over doors, sloping floors, and doors and windows that stick or won't latch.

Settlement and heave look alike

A low corner may mean that corner dropped. It may also mean the middle of the house rose, which can happen when clay under the center of the slab takes on water from a leak or wet season while the edges dry out. The two problems call for different answers, and piering a house that has heaved can make things worse. That is why we take elevation readings across the whole floor and look for water sources before suggesting piers.

Pressed concrete piles

Pressed piles are short precast concrete cylinders pushed into the ground one on top of another with a hydraulic jack, using the weight of the house as the reaction, until they stop moving. They are installed from holes dug next to the perimeter beam and are generally the lowest-cost pier. Angi's 2026 data puts concrete piers at around $1,000 each and describes them as reaching shallower depths than steel piers.

Steel piers and drilled piers

Steel push piers are steel pipe sections driven deeper, toward firmer soil or rock, which can help where the active clay layer is thick. Angi puts them at about $2,000 per pier. Drilled piers are holes drilled into the soil and filled with reinforced concrete; a belled version has a widened base. Deep-foundation references describe under-reamed, belled piers as suited to expansive soils that change with the seasons. Drilled piers take longer to install and cure, and the choice between methods depends on the soil, the loads and the budget.

Interior piers

When the low area is in the middle of the house, piers may be needed under interior beams. They can be reached by breaking out a section of floor inside or by tunneling under the slab from outside. Each approach has trade-offs in mess, cost and flooring repair, and we price the options in the quote.

After the lift

Lifting a slab can close some cracks and open others, and doors may need adjusting once the house settles onto its new supports. Drywall, brick and trim repair are separate trades. Most importantly, the drainage, gutter or tree problem that caused the movement still needs attention, or the parts of the slab without piers can keep moving. Plumbing lines under the slab can be affected by movement and by lifting; if you want them tested, a licensed plumber does that, and we schedule around it.

Permits and inspection

North Richland Hills requires a building permit for foundation repair, applied for through the city's e-portal by a registered contractor. The city also has an open pier inspection waiver form for foundation repairs, so ask how inspection will work on your job. We can help prepare the permit application where the city allows; confirm the requirements with the city.

What This Covers

Every slab repair plan is built from the elevation readings and the cause we find.

Perimeter piers

Piers under the outside beam where the readings show the slab has dropped.

Interior piers

Piers under interior beams, reached by breakout or by tunneling.

Lift and shim

Raising the slab on the new piers as far as it will safely go, then locking it in place.

Backfill and cleanup

Holes refilled and compacted, and the work area cleaned up.

Slab Foundation Repair Questions

How many piers does a house need?

It depends on how much of the slab has moved and how it is built. Angi's 2026 data puts a typical underpinning job at around ten piers, but some repairs need a few and others many more. The quote shows each pier location on a drawing.

Are steel piers better than concrete piles?

Each has a place. Steel piers can go deeper, which can matter where the clay layer is thick; pressed concrete piles cost less per pier. Drilled piers are another option. We explain the trade-offs for your house, and an engineer can weigh in on the choice.

Can the slab be lifted back to perfectly level?

Not always. Slabs are rarely poured perfectly level, and lifting too far can crack the slab or damage finishes. The goal is to restore support and recover as much of the movement as can be done safely.

How long does slab foundation repair take?

Perimeter piering can take a few days to a week or more depending on the number of piers. Interior piers, drilled piers and larger jobs can take longer. The quote gives the expected schedule.

Will piering fix my drainage problem?

No. Piers support the parts of the slab they sit under. Water that pools against the house or a leak under the slab needs its own fix, or other areas can keep moving.
